Flint Ridge Business Park, located in Burlington and West Burlington, Iowa, gives you the flexibility to obtain the exact business site you need. The Park includes more than 50 parcels that currently have a mix of industrial, commercial, service and recreational businesses.
Flint Ridge lets you establish roots with confidence. Unlike many business locations, you can be sure of orderly development here. Streets and underground utilities have been constructed and are ready to be extended as parcels are purchased. Protective covenants have been established to preserve the appearance of the park and to help maintain the value of your corporate investment for years to come. Screened loading areas, building setbacks and landscaping are but a few of the requirements you and your employees will come to appreciate. Upscale building materials, parking lot design and other covenant requirements will ensure an inviting environment, conducive to the prosperity of your business neighbors and you.
The Park has four entries: From the east via an extension of Division Street; from the south off West Avenue; and from the north, off Agency Street via West Burlington Avenue or Broadway Street. Streets at least 41 feet wide, designed for industrial traffic, serve each parcel. Those already completed serve all but three of the Park's parcels; remaining streets will be built, as purchase agreements require. Burlington and West Burlington provide water and sanitary sewer service. The Park is served by 12-inch water and 8-inch sanitary mains.
Alliant-Energy provides 69,000-volt, 3-phase electric service and a 6-inch high-pressure gas main to the Park; service from those lines will be installed to meet buyers' needs.
